Jurong west new town is the largest new town in the western part of Singapore. The total area of jurong west new town is around 9087 kilometer square of which 4.80 kilometer square are residential area having a population of 211000. In English is commonly said as jurong west and in the local languages like Malay and Tamil. It is said jurong west and jurong merku the town has occupied 9.90 square kilometers in which half of the town is used for residential purpose and by the housing development board for housing purpose. There are some existences of older estates as well which were built by Jurong Town Corporation, such as Boon lay Estate and Taman Gardens. It is surrounded by pan Island Expressway that are eastern edge of jurong camp, Boon lay Way, corporation Road, Fourth Chin Bee Road, International Road, Corporation Road, Ayer Rajah Expressway, Yuan Ching Road, Boon lay way, and a Canal leading into Jurong Lake, back up to the Pan-Island Expressway.


Jurong west has its history of its own, in 1950s jurong west were fully covered by shrubs and a thick jungle and after a decade it was developed into a industrial estate in 1960s, later in 1970s amenities such as government dispensaries, hospital, crèches and bank were built to develop Singapore economically. One part of jurong west housing estate has been developed the areas of Boon Lay estate and jurong East in the 1980s. And in the early 1990s, they gave impotence to the development of roads. A section of pioneer Road North was built to connect upper Jurong Road and even now, the area is served by Pan Island Expressway, which is the oldest and longest in Singapore.


There are some of the eligibility conditions that must be fulfilled by Singaporeans for them to purchase the new HDB flats.


1. The buyer must be a Singaporean citizen with a family nucleus and must also comprise of at least another permanent resident at Singapore.


2. To buy a 2-room flat, the buyer's gross monthly income must not exceed S$2,000.


3. To buy a 3-room flat, the buyer's gross monthly household income must not exceed S$3,000.


4. To buy a 4-room or bigger flat, the buyer's gross monthly household income must not exceed S$8,000.


5. If the buyer is buying a flat with his extended family, then his gross monthly household income must not be more than $12,000.

The housing and development board system offers efficient and convenient system that makes eligible flat buyers who are in urgent need of accommodation.

 

The Built To Order BTO is the Housing and Development Board flat system has flexibility in location and timing for persons who want to buy a new HDB flat in Singapore. The eligible buyers can apply for apartments in the preferred location from the sites launched. After booking 65% to 70% of the apartment the tender for construction will be called. The waiting time for the new flat applicants according to old Registration for Flat System RFS is short. The flats build by the BTO will be completed by 4 years. For eligible flat buyers the new the half yearly or new quarterly sale system allows them to buy a new flat in a short period. The BTO projects are designed by Surbana Corporation which was previously known as HDB Corporation. They undertake township planning and residential development.

 

The Design Build and Sell Scheme DBSS is the first pilot project build by Sim Lian a private developer but maintained by Housing and Development Board. The word Ang Mo is derived from two separate phrases in Hokkien. Ang Mo Dan means rambutan means a fruit which is red and covered with hair found plenty in areas of old kampongs. Kio indicates more precise location which residents would recognize. From April 2002 HDB is offering 3 room and bigger flats through a Walk In Selection WIS process. For clearing the backlog 30,000 HBR units, the unit is offering the sale in batches through the WIS process to the public.

 

They can simply come, apply, select a flat and book the required flat. HDB will announce the flat details under WIS for the particular month and the cities where it is located. The bookings will be done in the next day in a first-come-first-served basis. When most of the units are booked completely the flat buyers can collect the keys of the flats within 4 months. The Balloting exercise for established and non-established cities gives the sale allocation and the city names of the flats located in internet.

 

The sale allocation gives the number of units of 4 room, 5 room, and execute flats for sale. It gives these details for different months. The Ang Mo Kio planning area is one of the 55 planning areas in Singapore. It covers area of approximately 13.36 sq. km. bounding Ang Mo Kio Avenue 1, The central expressway, Old Upper Thomas road, Upper Thomas road, The Seletar Expressway and the Central expressway.

 

It covers area of approx. 13.36 sq. kms. The city’s 22 years of existence is considered as short lifespan in the history. The recent construction of the Ang Mo Kio hub and other projects have brought many people to the area. It has air-conditioned shopping mall with multi level and car park with link to Ang Mo Kio MRT Station. There are two cinemas next to Ang Mo Kio MRT Station. There is Cathay Cineplex in AMK Hub and older Eng Wah Jubilee in next door.
