Applications for HDB mortgage loan or withdrawal of CPF savings for purchasing of subjected flat can be reported by valuation. The requester can submit his request for valuation is deemed to accept the value of subjected flat. This is accessed by HDB panel of valuer
If you need to produce a valid valuation report to support your resale application then if you are taking a HDB loan or withdrawing CPF savings for the flat purchase or obtaining a bank loan and using your CPF savings in the flat purchase or servicing of loan installments or requesting for the CPF Housing Grant.
If the person is making the valuation request then, they should obtain a prior consent from his flat owner, and the flat must allow the value to enter subject flat for the purpose of inspection of that subject flat.
And the valuation request should be submitted through e-Resale, the fees (GST inclusive) are for one room and two flat the fees around -$117 ($ 107 valuation fee + $10 administrative fee)and for three room and large flats the fee structure is _$170.50 ($160.50 valuation fee + $10 administrative fee)
After submission of the application form for valuation, no request is allowed to withdraw the valuation. And payment will not be refunded.
The valuation of flat will be assigned by HDB to any of its panel of appointed values
HDB acceptance of application form will not be constituted to any approval of resale of the subject flat. and it should be immediately sought the resale, Only when the HDB is approved.
The private value will send the value report to the value reporter to request by post. It might take twenty working days to reach the request to receive the valuation report from the date when HDB resale office will receive the application form.
HDB reserves the right to make the maximum use of valuation report, where as all rights of valuation is assigned to HDB.
Non – compliance of any terms and conditions will be render the application as void and null and administrative and valuation fess paid will be forfeited.
The reports of valuation are valid for only a period of three months from the day of report. For example if the valuation reported date is 1 July 2008, then the last day of validity is on 30 sep 2008. this report will not be accepted on or after 1 oct 2008.
