The Housing and Development Board builds and maintains apartments which are known as HDB flats in Singapore. They also regulate the number of foreigners who are allowed to own property through regulation. HDB housing estates are self contained towns that include facilities such as clinics, schools, supermarkets, recreational facilities and so forth. Over 80% of the population lives in a housing estate while the rest live in different types of housing.
There are several kinds of housing types in Singapore such as apartments and private condominiums where residents share a common compound and facilities. These are usually preferred by expatriates and come in various sizes such as low rise blocks, high rise condos. They range from studio to 1-4 bed roomed units with the sizes ranging from 500 sq ft to 8,000 sq ft.
Apartments and condos usually have common areas that are owned and managed by management corporations. They have different housing forms like town houses, cluster housing and strata- bungalows. They include excellent finishes, luscious landscaping, basement car parks and recreational facilities such as gyms, club house, swimming pool, squash and a putting green. They also have security that is 24 hours with surveillance cameras.
An executive condominium is a type of housing that was developed to meet the needs of Singaporeans who wanted more than what the HDB had to offer but could not afford landed property. They come with restrictions on their sale and rental from HDB. A penthouse is the biggest unit in an apartment or condo block and they are usually found at the top floor.
A townhouse is a house that is usually two to four stories high and has a ground level entrance. A walkup is an apartment that is low rise and does not have a lift or any recreational activities. Landed properties are those types of properties that have a garden. The conventional types include bungalows, semi-detached and terrace houses. They all have private garden compounds and garages with their ownership by foreigners strictly restricted.
A cluster rise is a strata landed house that has a shared compound and recreational facilities while a detached house is a free standing house with no shared wall just like a bungalow. Semi detached house is a pair of houses that are joined side by side while a terrace house is a row of houses that are joined side by side.
